In almost all jurisdictions, any individual or business can provide property management services, there are however licensing requirements. These amounts are usually based on a number of factors such as the size of the property, its location, its condition, the quality of the amenities provided and the amount of traffic the property attracts. Property managers use these established standards to determine the amount of rent that a tenant is able to pay. However, they must perform detailed documentation on all aspects of the property, conduct interviews, collect information relevant to the property, review the property management contract, make recommendations to the landlord and to perform other similar tasks.
